Neasham House is a stunning seven-bedroom grade 2 listed building located in the prestigious West End of Darlington. Built in the mid nineteenth century the property has been beautifully refurbished to provide comfortable living accommodation whilst retaining many original features including original window shutters, lovely cornices and coving.
Overlooking Darlington’s historic South park to the rear and within a few minutes’ walk of the town centre Neasham House is in an enviable location.

Sleeping 14 guests this lovely property will not disappoint. That all important wifi is available throughout the building should you need to keep in touch with the outside world. Free on street parking is available close by.
The imposing front door gives a hint of what awaits you inside. Large, spacious and airy rooms located over three floors offer versatile accommodation which is sure to appeal to the most discerning guests. The large kitchen / diner is the heart of the home with French doors leading to the balcony where you can enjoy your morning coffee or a sunset drink overlooking the park. Accessed from double doors off the kitchen is the comfortable lounge to the front of the property. The Winston Suite sleeps two guests and offers en -suite accommodation to the ground floor of the property which will appeal to guests with limited mobility. There are three further bedrooms on the lower ground floor each with access to en-suite bathrooms. The bedrooms have a multi media unit (except The Dalton and Stainton Suites). There are three further bedrooms and a stunning family bathroom on the first floor. All the bedrooms have a fireplace with electric stove, TV, table and chair.

Kitchen / diner; A spacious room with plenty of natural light the kitchen features an island unit, double electric oven, eight ring gas hob, large fridge, wine cooler, freezer, dishwasher and plenty of storage. Here you can enjoy cooking whilst still interacting with your guests. Should you not be tempted to try the lovely eateries Darlington has to offer the kitchen has everything required should you choose to dine in.
Lounge; With L shaped leather sofa the comfortable lounge is the place to kick off your shoes, relax and unwind. Whether you choose to watch TV, read or simply relax this room is sure to please.
The Winston Suite; Sleeping two this spacious bedroom with en suite shower room is located on the ground floor. With king size bed and lovely original window shutters a good nights sleep is guaranteed.

The Coniscliffe Suite; Sleeping two on the first floor with king size bed and access to en suite shower room.
The Rockcliffe Suite; Sleeping two on the first floor with access to en suite shower room this bedroom also features a useful dressing room.

Letting fees and tenant protection information

As well as paying the rent you may also be required to make the following payments.

Holding Deposit: Equivalent to one week’s rent - A Holding Deposit can be held for up to 15 calendar days and will be repaid to the Tenant on the day of check-in by deducting from the Tenancy Deposit.  This will need to be agreed between Landlords 2 and the Tenant during the application process.

Deposit: Up to the equivalent of five weeks rent.

 Payment of up to £50 for any variation, assignment or novation of a tenancy.

Early Termination of a Tenancy at the request of the Tenant;  Should a Tenant wish to exit their contract early agreement will be sought from the Landlord.  If the Landlord agrees the Tenant will be liable for the costs of re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy.

In the event of late payment of rent interest will be charged at a rate of 3% above The Bank of England base rate. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Payment of the actual cost of replacing any lost key(s) or other security device(s);  If the loss results in locks needing to be changed the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord and any other persons requiring keys will be charged to the tenant.  If extra costs are incurred there will be a charge of £15 per hour (Inc. VAT) for the time taken replacing lost key(s) or other security device(s)

 Any other permitted payments, not included above, under the relevant legislation including contractual damages.

 Tenant and Landlord Protection

Client Money Protection (CMP) is provided to Landlords 2 by Propertymark. 
Landlords 2 is a member of The Property Ombudsman Scheme, which is a redress scheme.
